Plot for single FOUR-BEDROOM dwelling in baughurst
Following a site assessment and discussions with the client MDP were instructed to submit a Full Planning Application for the subdivision of an existing long Victorian garden and the erection of a 2,000 sq ft family home, and the creation of new access. The application was made unusually complicated by the presence of a Public Right of Way, running parallel to the site, which was unregistered. This lead a rare Certificate C submission, including local statutory consultation. Furthermore the Local Plan had been updated since initial positive discussions some years earlier, to preclude this site from being within the village boundary. This meant that the path forward for the app was in no way guaranteed, and the creation and implementation of a robust strategy meant the application was approved first time. This was in spite of the more traditional planning constraints of protected trees, landscape, highways, overlooking, parking, emergency planning, the Parish, and objections from 17 local residents. Full Planning Permission was granted in January 2019. The site was sold using a local agent, appointed by MDP, and the family home has now been completed by a self-builder and can be seen in the pictures below. |
