Heritage impact assessments (HIAs) are also known as heritage statements. This type of document is required for planning applications that have the potential to affect a heritage asset or the setting. This is very likely to be the case if your application site is close to a listed building or within or adjacent to a conservation area. The assessment is completed with due regard to the revised Framework, the Planning Practice Guidance, the Council’s development plan and guidance issued by Historic England and the CIfA.
