MDP secured planning permission in a highly constrained site for new accommodation and office space for a growing equestrian business.
The site was in the AONB and within the Greenbelt as well as being in a locally designated important landscape. This meant that the scheme needed to be well designed as well as well advocated for in planning policy.
An Architect had submitted a similar scheme a few months earlier which was refused meaning the bar was even higher since there were three reasons for refusal. MDP briefed the architect and worked with them to redesign the scheme, we wrote a 25 page report on the merits of the scheme, and recent case law on the points raised by the LPA and submitted it.
The overall negotiation process many months of discussions and some further refinement of the design but we were able to successfully overcome all the reasons for refusal and a consent was granted in July 2023. The client is delighted with the outcome and in their choice to use a planning consultant to improve the chances of success.
The take-away lessons are not to give up and to bring on board the right team to manage the scheme, if you have similar circumstances a professional planning can and will assist you in reaching your planning objectives.
