MDP secured planning permission for the conversion of agricultural barn into a new family dwelling, under the Class Q Permitted Development (Prior Notification) provisions.
Our planning consultants assembled the necessary third party reports, having briefed the consultant team, and drafted a robust planning statement to accompany the planning application, which was approved by the Local Authority in 2022.
MDP are now appointed to prepare technical drawings, discharge conditions and progress tenders on this site, with a view to our client self building the project, as their main family home.
Through a thorough initial site assessment and subsequent advice offered the path of the application was clear to the client in 2018 however a rather convoluted route ensued with the application attracting a County Highways objection due to its location within an area of heavy traffic. The County objection centred on the lack of the proposed two new bridges across the Thames (one at nearby Culham), somewhat surprisingly an Inspector upheld this objection in 2020 on the grounds of additional traffic (from the 2-bed starter unit) causing an unacceptable burden of traffic on the local highway. The planning authority were more reasonable in 2022 and granted the consent.
The barn will present a unique opportunity for a new open market small dwelling outside the settlement boundary in a secluded location with good views toward Didcot and the surrounding countryside. We look forward to seeing the finished results.
