Mark Doodes Planning were instructed to submit a full planning application for several internal modifications to a property in Maida Vale, Westminster, London.
The property is within the St John's Wood Conservation Area, and although the property is not Listed it was identified in the 2009 Conservation Area appraisal as a "building of note" which in the language of the 2012 NPPF rendered it a Non-Designated Heritage Asset, meaning it has an elevated degree of importance within the locality. As such its treatment was scrutinised by local residents, conservation groups and heritage officers alike. The Council's arboricultural officer raised concerns about 3rd party protected trees which were overcome by the provision of an arboricultural impact assessment and a tree protection plans. The Council's tree officer was satisfied with this additional information and this in turn meant that the planning officer removed what would have been an additional condition to discharge, prior to commencement of development. Our clients had an ambition to substantially improve the living space within this spacious and impressive home, including the installation of a swimming pool, gym, cinema and an enlarged kitchen/dining area plus the use a green roof on top of a converted garage. MDP prepared and submitted a planning application in collaboration with Greenway Architects and Studiocarver for a side extension, basement re-modelling, modifications to the garage and installation of a green roof. This included a number of design iterations through the process. The application was approved in April 2023. |
