LAND PROMOTION

​The planning system can be a slow, expensive and risky business. One option open to landowners, as an alternative to self-funding a housing development, is to work in a Joint Venture, where capital risk is shared with MDP.  MDP work with a range of associated business including Land Agents such as Andrew Scott to assess values, measure risks and prepare agreements. 

MDP works with landowners to unlock development value, and typically this includes obtaining planning permission. The purchase price will be a fixed amount or calculated through a formula. It is typically based on land value, which assumes that a planning commission will be granted that increases the value of the land from its current condition.

When working with landowners, MDP will put together a set of propsoals that balances both the risks and rewards between the two parties. This can take the shape of a number of "sliding scale" options ranging from 15% of land value uplift to 33% depending upon the costs associated with any particular site or scheme. Any fees can be paid once the land is sold or the first unit is occupied to assist in cash flow. 

MDP are not housebuilders or developers and have no interest in buying your land, unless you wish us to manage the onward sale.
