REPLACEMENT DWELLING
AND OUTBUILDINGS IN THE NORTH WESSEX DOWNS AONB
MDP prepared and submitted a Full Planning Application for the demolition of an existing farmhouse and outbuildings and the erection of a new dwelling and outbuildings, to include equestrian facilities. Ongoing support is being provided throughout the planning stage through to construction and occupancy. The application site falls within the attractive North Wessex Downs AONB in an isolated area outside Wantage, close to The Ridgeway, which is a popular Public Right of Way. Outstanding far reaching views make this an enviable location in a desirable area. The overall site covers an area of roughly 20 acres with the original farmhouse being around 100 years old. It was important to the project that the new farmhouse better represented the character and style of the area. Great effort and attention was paid to designing and planning a distinctive yet thoughtful replacement home that complemented the rural setting within which it would reside. The replacement farmhouse was designed to appear as a re-invented modern style Farmhouse, barn-like in nature but to include glass and a varied materials pallet to create a modern and individual style. Plans were created to ensure bats and owls present on the site were trans-located. Great attention was also paid to adopting sustainable methods to create a dwelling that adopted a low carbon footprint and was future-proof. A comprehensive pre-app was conducted with the Local Authority. The application was approved based on the proposals being an acceptable design and scale, and conserving and enhancing the visual amenity of the AONB. The scheme has now been built out and was shortlisted for Best Brick Home at the 2022 Build It Awards. |
