What is a Self-Build Project?

Self-build projects are defined where an individual directly organises the design and construction of their own home.  A wide range of projects are covered from a self-build perspective from a traditional DIY home to projects where the self-builder employs someone to build their home for them. Community-led projects can also be defined as self-build. Over 20,000 people build their own homes in the UK every year and around 12% of all homes built in the UK today are self-built but of course, this figure ought to be much higher! On the continent a 2019 study found that around half the homes were self-build projects (this can mean appointing a designer and contracting company in the same way as the UK). Source;

A Planning Consultant's Role in your Self-Build

Our Planning Consultants are experts in navigating the complexities of the planning system and assist self-builders in providing planning strategy advice, assessing potential sites, preparing legal agreements, preparing architectural drawings through to running appeals, discharging conditions and presenting to Committee. Since 2014, MDP have provided professional support, from planning advice to architectural and technical design, to many clients who have built their own home. 

One of the first challenges for a self-builder is to find a suitable development plot, this is the raw material of all self-build projects. Initiating the self-build process involves recruiting a team of professionals to help with your project. Planning permission for self-build either comes pre-approved with the plot or can be applied for before or after a land purchase. Generally speaking, we advise using option agreements to purchase land where there is a planning risk associated with it. A popular service we offer is a Site Assessment (budget for around £900 plus VAT) which will provide you with the key feedback you need to make an informed decision. Some of our best feedback comes from clients who has becked out of a purchased based on the advice we have provided on what appeared (on face value) to be an "obvious" site.

The National Self Build & Renovation Show

The planning system is ​a complex and growing area; whatever the stage of your project, take expert planning advice early on. We attend regular events at the National Self Build & Renovation Centre in Swindon.

The National Self Build & Renovation Show runs 3 times a year and offers something for everyone. The shows will give you a unique opportunity to book a one-to-one slot with Planning experts, Architects, project managers, structural engineers and other specialists in the Professional Services Hub. This will provide you with a chance to discuss your project and learn what products and solutions will best meet your expectations.
