RESIDENTIAL DEVELOPMENT SITE IN maulden
MDP were appointed to review, prepare and submit an outline planning application for the erection of 21 dwellings on an paddock site north of Clophill Road in Maulden, Bedfordshire. Outline Planning Permission was granted for these dwellings ranging in size from 2-4 bedrooms, including 35% affordable housing.
The site was 1 hectare of featureless cultivated farmland and benefitted from direct access from the main adopted road. The site also benefits from views of an attractive forest line to the north.
Having experience with large residential development projects, MDP negotiated down the LPA's S106 contributions to £5,000 (from around £330,000 initially requested) for the entire scheme.
Once consented, MDP were appointed as the sole agents for sale and it was purchased in 2019 by a local established builder. The scheme is, as of 2022, fully built out.
