Mark Doodes Planning was appointed to prepare and submit a planning application for the erection of 21 new dwellings on an undeveloped site north of Clophill Road in Maulden, Bedfordshire. Outline planning permission was granted for these dwellings ranging in size from 2-4 bedrooms, including affordable housing.
As a prime development site in a sought after village location, the site is 1 hectare of featureless cultivated farmland and has direct access from the main road. The site also boasts views of an attractive forest line to the north.
Having experience with large residential development projects, MDP negotiated down S106 contributions to £5,000 (from around £330,000 initially requested) for the entire scheme. MDP were agents for sale and are now working with the buyers to discharge conditions, rework the scheme and submit the reserved matters.
